Kulture Developments, Vodafone Business forge strategic partnership to power smart infrastructure at Patterns project

Cairo, Egypt,  29 March, 2026: Kulture Developments has announced a strategic partnership with Vodafone Business to deliver an integrated suite of smart technology solutions and digital infrastructure at its mixed-use project, Patterns, located in the Fifth Settlement of New Cairo.

The agreement was signed by Mohamed Abdel Hamid, CEO of Kulture Developments, and Haytham Anwar, Business Complexes Development Senior Manager at Vodafone Business, in the presence of officials from both companies.

Mohamed Abdel Hamid, CEO of Kulture Developments, said the partnership with Vodafone Business forms a key part of the company’s strategy to develop the Patterns project in line with the latest global standards for the management and operation of mixed-use developments.

Abdel Hamid added that the company sought a global partner with strong expertise and a solid track record in this field, reflecting its approach of collaborating with distinguished entities on the project.

As part of the partnership, Vodafone Business will deliver a comprehensive suite of services, including high-speed internet, secure connectivity solutions for multi-branch enterprises, and smart building management systems.

The services will also feature artificial intelligence applications designed to streamline daily operations and elevate customer experience, alongside advanced cybersecurity solutions and energy-efficiency optimization technologies.

He explained that the project is being developed on a land area of approximately 11,000 sqm, with a total built-up area of around 20,000 sqm, and will include commercial, administrative, and medical units.

He also pointed out that the project’s carefully selected location on one of the main axes in the Fifth Settlement enhances its investment value, particularly given its frontage on two main streets and its proximity to official headquarters, upscale residential communities, and major commercial centers.

He added that the company has partnered with Raef Fahmy Architects to design the project, noting that the firm is among the leading names in architectural design. The project will feature a contemporary European-inspired architectural style that responds to modern market demands.

He noted that the development integrates both standalone and interconnected buildings, offering a high level of operation flexibility for various uses.

He disclosed that Patterns will feature units with a variety of spaces, starting from 50 sqm for administrative offices, 35 sqm for medical clinics, and 60 sqm for retail units. The project will also include a comprehensive range of services, such as restaurants, cafés, banks, pharmacies, laboratories, and a selection of prominent retail brands.

“Integrating smart solutions into the project reflects the company’s commitment to supporting the state’s digital transformation agenda,” Abdel Hamid said, noted that technological infrastructure is no longer a complementary feature but a fundamental pillar in the evaluation of any modern real estate development.

The partnership highlights the increasing move to integrate technology into real estate sector, aligning with the government’s vision to create a fully digital economy and build smarter, more sustainable cities.
