M squared’s Masyaf Ras Alhekma Reaches 41% Construction Completion as Phase 2 Construction Begins

 


Ras Alhekma, Egypt – 2 September 2026: M squared, the real estate arm of Intro Investment Holding, announced that Masyaf Ras Alhekma has reached approximately 41% overall construction completion, as the company advances development across the 1,546-unit destination and begins construction of Phase 2. 


The development comes as M squared takes on a wider role in promoting the North Coast through becoming a main sponsor of Yalla Sahel, an initiative bringing together leading developers and private-sector players to position the area as an integrated destination for tourism, hospitality, investment and year-round activity. 


Masyaf Ras Alhekma is one of the destinations through which M squared is putting that vision into practice, combining residential development with hospitality, F&B, sports, entertainment and community experiences aimed at increasing activity beyond the traditional peak summer period. 


Construction and deliveries gather pace


Construction is now underway across the entirety of Phase 1, with its 347 units expected to be delivered by the end of 2027. Redcon Construction has also joined the project as a major construction partner, with works underway on the Lagoon Buildings and construction initiated on all Phase 1 lagoons.


During 2026, approximately EGP 700 million worth of construction and development works were carried out across Masyaf.


M squared delivered a total of 160 units, as total sales at Masyaf have reached 70% of the project’s total number of units.


“Over the past year, our focus has been on fulfilling our promises and accelerating construction while continuing to build out Masyaf as an operating destination,” said Eng. Karim Malash, chairman and CEO of M squared. “Phase 1 is fully under construction, Phase 2 has started, and we have delivered a total of 160 units so far. At the same time, we are expanding the services, hospitality and infrastructure that support the community as more residents move in.”


Masyaf expands its operational offering


Masyaf’s operational offering has also expanded significantly over the past year. The destination today includes 35 F&B, retail, wellness and lifestyle outlets and services, compared with 17 operating commercial outlets in 2025.


The expansion has taken place across several parts of the destination. At Ritsa, BEFIT opened during 2026, strengthening Masyaf’s fitness and wellness offering alongside its existing operators. The beach area also saw a significant expansion of its tenant mix, with new F&B concepts including GrabNGo, Senses Specialty Coffee, Roufy’s, Pane and Gelato on Wheels. Masyaf also introduced Saigon by the Sea, operated in partnership with Fairmont Nile City, adding a new hospitality-led dining concept to the beachfront. Boards N Boats further expanded the beach offering through watersports and recreational activities.


Hospitality, sports and lifestyle partnerships grow


The project’s hospitality offering has also continued to develop. Marmarica Boutique Cabanas is operating with 42 keys in 2026, comprising pool and seafront cabanas, rooms and suites. The property began operating for the season on 15 June and is expected to remain open until 30 September.


M squared has also expanded Masyaf’s hospitality partnerships during 2026, signing Impact Hospitality Group (IHG), the organization behind Casa Cook, to operate Marmarica Boutique Cabanas, while also partnering with Fairmont Nile City on the operation of Saigon by the Sea and Olive Tree. 


During 2026, Masyaf also expanded its sports and fitness programming. The destination hosted the AlphaX Masyaf Edition, bringing together sports enthusiasts, with M squared renewing the partnership for 2027. 


Shoreline protection project moves into execution


M squared has meanwhile secured the required approvals for its planned shoreline protection and enhancement project at Masyaf, with execution scheduled to begin in October 2026. The company worked with international water and coastal engineering specialist DHI on the design, which addresses erosion and flooding control while protecting the sandy beach and improving swimmer safety and experience. The project has received approvals from the relevant local authorities.


Infrastructure expands to support Masyaf’s growth


M squared has also expanded Masyaf’s water infrastructure, increasing the capacity of its desalination plant to 1,000 cubic metres per day and adding additional water wells to support the destination’s continued growth. “As Masyaf grows, the infrastructure supporting it has to grow at the same pace,” Malash added. “The shoreline project and expansion of our water capacity are part of ensuring that the destination can support a larger and more active community over the long term.”


A year of M squared achievements


Beyond Masyaf’s construction and operational milestones, 2026 also saw M squared broaden its presence across community, lifestyle and cultural experiences. 


At 31WEST, the company is hosting Family Function, bringing residents together around family-focused activities and community engagement. M squared is also sponsoring the fourth edition of Cairo Food Week, taking place from 24 September to 3 October 2026, with a two-day program that includes a Mediterranean dining experience at Mazeej Balad celebrating the shared culinary heritage of Greece and Egypt, followed by an evening experience at Samara. 


Sports have formed another major part of M squared’s activity during the year. The company renewed its partnership with AlphaX Hybrid Fitness Racing for 2027, with the next event scheduled for 24 October at Cairo International Stadium. In partnership with athlete management and brand development agency GRID, M squared is also expanding its support for Egyptian athletes through a new sponsorship program backing four talents across different disciplines: Handball player Ahmed Hesham, modern pentathlete Moataz Wael, squash player Malika Taymour and padel player Natalie Selim. The program adds a longer-term talent development dimension to M squared’s growing involvement in sports.
